TERMINI E CONDIZIONI GENERALI PER LA PRENOTAZIONE

I termini e le condizioni di seguito riportate saranno applicati per tutte le prenotazioni, per l’intero periodo di soggiorno e per tutti gli occupanti dell’immobile prenotato.

1. Durata, check-in, recesso
1.1 La durata del soggiorno corrisponderà alle date di check-in/check-out.
1.2 Il personale di Brera Management srl ti incontrerà presso l’appartamento dalle 14.00 alle 22.00 per consegnarti le chiavi e mostrarti l’appartamento. Dovrai comunicarci l’orario di arrivo almeno 24 ore prima dell’inizio del soggiorno. Al tuo arrivo ti verrà richiesto dal personale di Brera Management srl di fornire delle informazioni tue ed agli altri occupanti dell’appartamento. Ti ricordiamo che per legge queste informazioni sono obbligatorie, nel caso tu non voglia o non possa fornirle, non potremo farti accedere in appartamento.
1.3 Per la cancellazione della tua prenotazione dovrai fare riferimento al tuo voucher di prenotazione, dove sono riportate le condizioni di cancellazione in base alla tariffa scelta.

2. Pagamento, destinazione dell’appartamento, permanenza all’interno dell’appartamento e obblighi degli ospiti al riguardo, costi delle utenze
2.1 Successivamente alla prenotazione, verrà generato un voucher dove verrà saranno riportati i costi del soggiorno.
2.2 All’interno dell’appartamento potranno permanere soltanto il numero di persone che l’appartamento stesso può ospitare (bambini inclusi), così come indicato nella scheda descrittiva on-line.
Al momento della prenotazione dovrai comunicare il numero di persone che permarranno con te nell’appartamento.
A prenotazione avvenuta, completando la procedura di check-in, o all’arrivo, con l’assistenza del personale di Brera Management srl, dovrai comunicarci tutti i dati anagrafici e il numero di documento di identità dell’ospite principale e i dati anagrafici dei restanti ospiti, se presenti, per permetterci di effettuare le dovute comunicazioni in questura.
Senza queste informazioni non potremo farti accedere in appartamento.
Dovrai informarci nel caso in cui il numero di Ospiti che soggiorneranno nell'appartamento fosse superiore al numero di Ospiti che hai indicato in fase di prenotazione; in tal caso dovremo aggiornare la prenotazione e dovrai fornirci le generalità degli Ospiti aggiuntivi sempre attraverso la procedura di check-in. Sarà inoltre richiesto il relativo extra-cost.
2.3 Sia tu che gli altri occupanti l’appartamento non potrete compiere atti e/o tenere comportamenti che possano recare molestia agli altri abitanti dello stabile e/o ai vicini. In particolare, non è ammesso organizzare feste o party all’interno dell’appartamento ed è vietato fumare nei suoi locali. Le conseguenze della trasgressione e/o inosservanza di queste disposizioni saranno a tuo carico e sarai quindi obbligato a rilevare indenne Brera Management srl da ogni conseguenza pregiudizievole che possa derivare.
2.4 E’ fatto divieto a te ed agli altri occupanti dell’appartamento di sublocare o di concedere a terzi, anche in via precaria e/o temporanea, il godimento dell’immobile, pena la risoluzione ipso iure del rapporto fra le parti instaurato al completamento della prenotazione.

3. Danni, riconsegna dell’appartamento e cauzione, modifiche, innovazioni e addizioni
3.1 Al termine del soggiorno dovrai restituire l’appartamento, gli arredi ed i corredi nelle medesime condizioni in cui ti sono stati consegnati, essendo tu responsabile di ogni rottura, deterioramento o distruzione subiti da detti beni nel corso dell’occupazione.
3.2 Dovrai comunicare a Brera Management srl se sono presenti anomalie, malfunzionamenti e/o danni.
Comprendiamo che durante il soggiorno possano verificarsi piccoli danni (ad esempio: rotture di bicchieri, piatti, tazze, ecc) e non è nostra abitudine addebitare costi per danni di così lieve entità.
Dovrai avere il massimo rispetto dell'appartamento, dei suoi arredi e complementi, anche per non creare disagio agli Ospiti che soggiorneranno dopo di te.
3.4 Non potrai apportare alcuna modifica, innovazione o addizione all’appartamento o agli impianti esistenti. Per le modifiche, innovazioni o addizioni comunque eseguite, se non autorizzate, Brera Management srl avrà diritto, a sua scelta, alla rimessa in pristino a tue spese o al loro mantenimento, senza dovere alcuna somma a nessun titolo.

4. Responsabilità
Dovrai comportarti responsabilmente all’interno dell’appartamento ed esoneri fin d'ora Brera Management srl da ogni responsabilità per i danni diretti o indiretti che possano derivare, a te e a tutte le persone presenti nell'appartamento, dall’uso non corretto dei beni ovvero da fatto doloso o colposo di terzi in genere. Brera Management srl sarà altresì esonerata, per cause indipendenti dalla sua volontà, da ogni responsabilità per eventuali danni imprevedibili a persone o a cose causati dalle caratteristiche strutturali dell’appartamento (quali scale, ringhiere, soppalchi etc.), da difetti di allacciamento, impianto o funzionamento di materiali elettrici, sanitari, igienici, di riscaldamento etc., e dall’uso di essi.
Brera Management srl sarà infine comunque esonerata da qualsiasi responsabilità, per cause indipendenti dalla sua volontà, nei casi fortuiti ordinari e straordinari ed in particolare per danni causati da nubifragi, allagamenti, rottura di fogne o tubazioni nel bene oggetto di locazione, nelle parti comuni e nelle altre unità immobiliari dell’edificio.

5. Checkout e restituzione
Dovrai restituire l’appartamento entro le ore 11.00 del giorno di check-out, lasciando le chiavi all’interno dell’appartamento stesso. Accetterai l'esito della verifica che Brera Management srl effettuerà sulle condizioni dell’appartamento, dei suoi arredi, corredi ed impianti.
Qualora il rilascio avvenga in ritardo, dovrai corrispondere, per ogni giorno di ritardo, il doppio della tariffa giornaliera, sempre mediante la carta di credito o di debito fornita.

6. Oggetti smarriti
Gli oggetti che avrai dimenticato nell’appartamento e che saranno ritrovati dopo il suo rilascio verranno tenuti in custodia da Brera Management srl per un periodo di 15 giorni, in attesa del reclamo degli stessi da parte tua e tu dovrai sostenere ogni costo necessario per la restituzione; trascorso tale periodo gli oggetti verranno consegnati agli enti amministrativi preposti alla loro custodia.

7. Essenzialità delle condizioni
Tutte le suindicate condizioni hanno carattere essenziale e formano un unico ed inscindibile contesto, sì che la violazione di anche una soltanto di esse darà diritto alla risoluzione del rapporto fra le parti instaurato al completamento della prenotazione, con il conseguente tuo obbligo al rilascio immediato dell’appartamento.

Tassa di soggiorno: 4.5 euro al giorno a persona con più di 18 anni.

Per prenotazioni last minute per il giorno stesso i tempi di attesa per il check-in potrebbero aumentare in base all'orario di arrivo e all'organizzazione interna.

GENERAL TERMS AND CONDITIONS FOR BOOKING

The terms and conditions set out below will apply to all bookings, for the entire period of stay, and for all occupants of the booked property.

1. Duration, Check-in, Withdrawal
1.1 The duration of the stay will correspond to the check-in/check-out dates.
1.2 Brera Management srl staff will meet you at the apartment from 2:00 PM to 10:00 PM to hand over the keys and show you the apartment. You must notify us of your arrival time at least 24 hours before the start of your stay. Upon your arrival, Brera Management srl staff will require you and the other occupants of the apartment to provide personal information. We remind you that this information is mandatory by law; if you do not wish or cannot provide it, we will not be able to grant you access to the apartment.
1.3 For the cancellation of your booking, you must refer to your booking voucher, where the cancellation conditions based on the chosen rate are listed.

2. Payment, Apartment Assignment, Stay Inside the Apartment, and Guest Obligations Regarding It, Utility Costs
2.1 After booking, a voucher will be generated, listing the costs of the stay.
2.2 Only the number of people the apartment can accommodate (including children), as indicated in the online descriptive sheet, may stay inside the apartment. When booking, you must communicate the number of people who will stay with you in the apartment. After booking, by completing the check-in procedure or upon arrival with the assistance of Brera Management srl staff, you must provide us with the personal details and identity document number of the main guest and the personal details of the remaining guests, if present, to allow us to make the necessary communications to the police headquarters. Without this information, we will not be able to grant you access to the apartment. You must inform us if the number of Guests staying in the apartment exceeds the number indicated at the time of booking; in this case, we will need to update the booking, and you must provide us with the details of the additional Guests also through the check-in procedure. An extra cost will also be required.
2.3 Both you and the other occupants of the apartment must not commit acts and/or behave in a manner that may cause annoyance to other residents of the building and/or neighbors. In particular, organizing parties or events inside the apartment and smoking in its premises are not allowed. The consequences of violating and/or not observing these provisions will be at your expense, and you will therefore be required to indemnify Brera Management srl from any adverse consequences that may arise.
2.4 You and the other occupants of the apartment are prohibited from subletting or granting to third parties, even on a temporary and/or provisional basis, the enjoyment of the property, under penalty of automatic termination of the agreement established upon completion of the booking.

3. Damages, Apartment Return and Deposit, Modifications, Innovations, and Additions
3.1 At the end of the stay, you must return the apartment, furnishings, and equipment in the same condition as they were delivered to you, being responsible for any breakage, deterioration, or destruction suffered by said goods during the occupation.
3.2 You must report to Brera Management srl if there are anomalies, malfunctions, and/or damages. We understand that minor damages (e.g., broken glasses, plates, cups, etc.) may occur during the stay, and it is not our practice to charge costs for such minor damages. You must have the utmost respect for the apartment, its furnishings, and accessories, also to avoid discomfort to Guests who will stay after you.
3.4 You cannot make any modifications, innovations, or additions to the apartment or the existing installations. For modifications, innovations, or additions made without authorization, Brera Management srl will have the right, at its discretion, to restore them at your expense or to maintain them, without owing any amount for any reason.

4. Responsibility
You must act responsibly within the apartment and hereby release Brera Management srl from any liability for direct or indirect damages that may arise, to you and all persons present in the apartment, from the incorrect use of the goods or from intentional or negligent acts by third parties in general. Brera Management srl will also be released, for reasons beyond its control, from any liability for unforeseeable damages to persons or property caused by the structural features of the apartment (such as stairs, railings, mezzanines, etc.), defects in connection, installation or operation of electrical, sanitary, hygienic, heating materials, etc., and their use. Brera Management srl will finally be exempt from any liability, for reasons beyond its control, in cases of ordinary and extraordinary force majeure, and in particular for damages caused by storms, floods, sewer or pipe breaks in the property subject to lease, in the common parts and in the other real estate units of the building.

5. Checkout and Return
You must return the apartment by 11:00 AM on the day of check-out, leaving the keys inside the apartment. You will accept the outcome of the inspection that Brera Management srl will carry out on the conditions of the apartment, its furnishings, equipment, and systems. If the release occurs late, you will be charged, for each day of delay, double the daily rate, always through the credit or debit card provided.

6. Lost Items
Items that you have forgotten in the apartment and that are found after its release will be kept by Brera Management srl for a period of 15 days, waiting for your claim of the same, and you will have to bear every necessary cost for their return; after this period, the items will be delivered to the administrative bodies responsible for their custody.

7. Essentiality of Conditions
All the aforementioned conditions are essential and form a single and indivisible context, so that the violation of even one of them will entitle to the termination of the relationship between the parties established upon completion of the booking, with your consequent obligation to immediately release the apartment.

Tourist Tax: 4.5 euros per day per person over 18 years old.

For last-minute bookings for the same day, waiting times for check-in may increase based on the arrival time and internal organization.
